Tips for building your brand new home

I believe that one of every person's dream is to build a brand-new home but most of them don't know where to start. Some read magazines, watch TV shows and visit subdivisions to get some great ideas to know what their house is going to look like, but what's the first step required for building a
new home?
When we build our house 5 years ago ( although we still do not consider it our dream house though..) there are a lot of things we missed that cost us unexpected money and time.

Here are some tips to follow so that the building for your dream home will not turn into a nightmare :

1. Research! This is the most important step before proceeding to anything. Know what you need for your home. Research it from books on Architecture and Home Design . Find styles of homes that speak to you (Classic, Spanish inspired , Modern, Mediterranean, etc.etc ) . Include details of each part of the house .Cut these all out and have a portfolio containing these clippings

2. Find the right property. This is very essential , without the right piece of property you'll go nowhere. Visit the local zoning , planning and the geologist department of your area. Check for the soil composition and earthquake faults.

3. Find an Architect and a Contractor that are a good match for you. Look at many Architects' and Contractors’ websites or get recommendations from friends. If you get the services of the wrong designer and contractor you might not get the house you dreamed of.

4. Set a budget and stick to it. Add 15% for contingencies, but if you have more funds go as high as 30%

These are all helpful tips in finding a hope. When my parents built their house, they failed to hire professional contractors that's why our house are badly built.

wow, this is indeed great tips Grace. I like the 'stick to the budget..lol! Because there are really a big tendency that we will be out or over our budget as the process go on.
